兆邦基地產(01660.HK)斥6,500萬人幣收購有抵押貸款
兆邦基地產(01660.HK)公布,其間接全資附屬深圳市兆邦基融資租賃,向汕尾市天裕投資開發收購有抵押貸款的權利、所有權及利益,以及出讓方對有抵押貸款的抵押物及保證(當中包括物業按揭及擔保),涉資6,500萬元人民幣(約7,410萬港元)。
有抵押貸款涉及8,000萬元人民幣(約9,120萬港元),利息餘額為1.13億元人民幣(約1.29億港元)。該物業位於深圳市深南東路百貨廣場大廈第四層B號及C號的商業用途代用證,建築面積為4,000平方米,並於今年5月起持續查封三年。
截至今年8月31日,該物業的公允價值仍為1.12億元人民幣(約1.28億港元),相等於收購價格約172.3%。依照集團的中國法律顧問的建議,在轉讓完成後,受讓人完全有權向及有較大可能可以從相關中國法院申請命令以拍賣方式出售該物業,以回收抵押貸款項下的部分未償還金額。
