「美聯樓價指數」最新報162.05點,按周跌0.84%,連跌12星期;本年迄今跌幅擴大至5.57%。
三區樓價連續6星期全線下跌,美聯九龍樓價指數按周跌1.1%;美聯新界樓價指數按周跌0.76%;美聯港島樓價指數按周跌0.58%。
「美聯信心指數」最新報39.5點,按周跌1.7%,連跌8星期。美聯物業首席分析師劉嘉輝指出,樓市焦點集中一手市場,急於放貨的業主減價求售,減價盤增加,導致信心指數持續下跌,預期樓價短期仍會持續調整。
三區之中,九龍區減價盤比率最高;減價盤比率最多的是實用面積約431至約752平方尺的B類單位;其次是實用面積約430平方尺或以下的A類單位;緊隨其後的是實用面積介乎約753至約1,075平方尺的C類單位。
