格隆匯8月30日丨銀建國際(00171.HK)公吿,截至2022年6月30日止六個月,公司物業租賃業務租金收入約為5893.4萬港元,較2021年期間增加約35.25%。公司擁有人應占虧損由2021年期間的約2.51億港元減至2022年期間約1.46億港元。

2022年期間的租金收入增加由以下因素造成:(i)東環廣場的出租率由2021年期間的約80%上升至2022年期間的約85%,此乃由於集團物業運營團隊不斷增加營銷工作,積極為東環廣場空置區域招攬新租户並留住物業現有租户;(ii)提高集團的物業管理服務水準及重新塑造東環廣場的商業定位,以吸引更多優質租户;及(iii)東環廣場平均租金由2021年期間的每月每平方米人民幣728元增加至2022年期間每月每平方米人民幣758元,其已因於2022年期間人民幣兑港幣貶值產生租金收入的匯兑損失,從而部份抵銷物業租賃表現。
