《周末樓市》新地(00016.HK)「NOVO LAND」套現逾94億元 二手交投回落
新地(00016)屯門「NOVO LAND」第1B期上周六(27日)進行新一輪銷售,涉及188伙,市場消息指當日共截收8,387票,價單發售的170伙即日沽清,超額48.3倍。新地隨即預告,將於今年底前推出「NOVO LAND」第2期應市,提供729伙,主打一房及兩房戶型。
新地副董事總經理雷霆表示,項目6輪銷售累計共售出逾1,538伙,佔第1期單位總數約95%,套現逾94億元。
另外,宏安地產(01243.HK)旺角「Larchwood」加推2號價單,涉及20伙。項目上周六開放示位及展開收票,宏安地產執行董事程德韻透露,兩日內共錄360個登記,以項目累推70伙計超額逾4倍,預計將於本周內展開首輪銷售。
一手新盤陸續登場,覆蓋新界西至市區。據美聯物業分行統計,過去周末(27日至28日)二手10大屋苑錄得約9宗買賣成交,按周減少55%,創四周新低,並回落至單位數水平。若按15大屋苑計算,周末兩天買賣成交錄約11宗,按周減47.6%。
美聯物業住宅部行政總裁(港澳)布少明表示,在新盤帶動下,二手入市氣氛不俗,加上不少業主願意減價沽貨,個別「筍盤」更速獲用家承接,惟隨著「減價筍盤」陸續被消化,不少準買家還價幅度持續擴大,雙方價格有落差,拖長買賣過程需時,認為短期樓市仍然由一手主導,一旦業主持續減價,睇好二手交投將會穩步回升。
中原地產十大屋苑過去周末錄得9宗成交,較上周錄20宗跌55%,創四周新低,零成交屋苑上升至6個。中原地產亞太區副主席兼住宅部總裁陳永傑表示,本周疫情惡化,短時間內有機會單日破萬宗確診,政府有機會再度收緊防疫措施,令二手睇樓量明顯減少,同時市場需時消化疫情惡化及加息等負面因素,加上發展商持續低市價推盤策略搶客,二手買家維持觀望態度。
