綠城中國(03900.HK)上半年股東應占核心淨利37.26億元 同比增長36.7%
格隆匯8月25日丨綠城中國(03900.HK)發佈公吿，截至2022年6月30日止六個月，取得收入人民幣647.31億元，較去年同期增長79.1%；期內利潤人民幣48.6億元，較去年同期增長24.3%；公司股東應占核心淨利潤人民幣37.26億元，較去年同期增長36.7%；基本每股盈利人民幣0.66元。報吿期內，銀行存款及現金(包括抵押銀行存款)為人民幣632.21億元，為一年內到期借款餘額的2.3倍(於2021年12月31日：2.2倍)；總借貸加權平均利率成本為4.5%，較去年同期下降10個基點；取得總合同銷售人民幣1128億元，其中，自投項目銷售人民幣849億元。
報吿期內，集團的收入為人民幣647.31億元，其中物業銷售收入佔比93.0%，設計及裝修收入佔比2.8%，項目管理收入佔比1.8%，持有物業運營收入等佔比2.4%，較2021年同期的人民幣361.35億元增長79.1%，主要是物業銷售收入增加。期內集團實現物業銷售收入人民幣601.83億元，較2021年同期的人民幣317.45億元增加89.6%。期內物業收入結轉面積為279.33萬平方米，較2021年同期增長84.5%。結轉收入的物業銷售均價為每平方米人民幣21,545元，較2021年同期的每平方米人民幣20,964元有小幅提升。
於2022年6月30日，綠城集團共有土地儲備項目251個(包括在建及待建)，總建築面積約5649萬平方米，其中權益總建築面積約為3157萬平方米；總可售面積約為3762萬平方米，權益可售面積約為2097萬平方米；平均樓面地價每平方米約人民幣7376元。得益於精準投資策略的有效落實，集團總土儲結構也更加合理，一二線城市的土地儲備貨值佔比達76%，長三角區域達54%。同時，通過適度拉長產品線，覆蓋主流市場，集團在杭州、北京、上海、寧波等十大戰略核心城市貨值佔比達51%，更趨於戰略聚焦。
