《藍籌業績》恆地(00012.HK)上半年基礎盈利跌34.2%至51.37億元 中期息維持0.5元
恆基地產(00012.HK)公布截至今年6月底止中期業績,營業額95.06億元,按年升8.1%。純利47.81億元,按年跌27%;每股盈利0.99元。派中期息0.5元,按年持平。
期內,撇除集團應佔投資物業及發展中投資物業公允價值虧損3.56億元,基礎盈利為51.37億元,按年下跌34.2%,每股基礎盈利1.06元。基礎盈利減少主要由於去年同期因美麗華酒店企業於去年4月14日成為集團之附屬,集團以公允價值合併美麗華之資產及負債,產生應佔收益18.89億元所致。
於上半年,入賬之應佔本港物業銷售營業額約40.79億元,按年增加10%。應佔稅前盈利則約為9.77億元,按年減少19%。連同繼續推售原有已開售項目,以及出售其他物業(包括車位),集團上半年於本港自佔之合約銷售額合計約61.12億元,按年減少22%。於6月底,未入賬之自佔本港合約銷售總額則約為151.64億元。當中約77.59億元預計可隨物業落成並交付買家,而於今年下半年入賬。
另外,集團期內在香港之應佔租金總收入較去年同期下跌2%至32.11億元,而應佔稅前租金淨收入亦較去年同期下跌1%至23.4億元。當中集團持有40.77%應佔權益之國際金融中心項目,於期內所貢獻之自佔租金總收入較去年同期下跌8%至8.55億元。租金收入下跌主要由於疫情關係向部份受影響租戶所提供之租金寬減,需作出攤銷所致。集團主要收租物業於6月底之平均出租率為93%。
在市區舊樓重建項目方面,集團指,已購入全部及八成以上權益之自佔樓面面積合共約390萬平方呎,另有約20萬平方呎之自佔樓面面積,已撥作今年下半年開售計劃。 以自佔樓面面積計算,集團現時於本港擁有土地儲備約2,500萬平方呎。(ek/u)
