《本地樓市》華僑銀行料本港最優惠利率年底前僅上調25個基點
華僑銀行經濟師謝棟銘及華僑永亨銀行經濟師姜靜發表報告,指多家香港本地銀行將以銀行同業拆息(HIBOR)爲基準的新造按揭貸款利率的封頂息率提高了25個基點,從最優惠利率減2.5%提高到減2.25%。提高封頂息率後,以上週五(19日)一個月香港銀行同業拆息定價1.85%計算,按揭利率(香港銀行同業拆息加1.3%)仍觸及頂息上限。利潤率收益收窄將使本地銀行在未來一段時間內將最優惠利率保持在當前水平的空間越來越小。儘管如此,在港元流動性仍然充裕的情況下,報告預計最優惠利率將在年底前僅上調25個基點。
隨着經濟復甦步伐加快,香港勞動力市場情況好於預期。2022年5至7月失業率和就業不足率分別下降至4.3%和2.2%,比2022年4至6月分別下降0.4和0.8個百分點。除製造業外,所有主要經濟行業的失業率和就業不足率均有所下降。
