希慎(00014.HK)稱次季商場租戶銷售額按季增25% 對下半年市道感樂觀

希慎興業(00014.HK)首席營運總監呂幹威在中期業績記者會上表示,旗下商場人流於第五波疫情回落後有見反彈,第二季商戶的銷售額較首季增長25%,即使近期本港確診人數回升,但餐飲表現等可見商場人流仍能維持,認爲政府派發的新一輪消費券對市道有幫助。 他指,以往消費券派發後會出現報復性消費,而本月初派發新一輪消費券後看到的是計劃性消費,相信是由於市民已習慣疫情下生活,消費模式開始比較穩定。若政府下半年可再逐步放寬防疫措施,料商場人流及銷售能夠穩定上升,對市道前景感樂觀。 集團上半年商鋪業務組合續約、租金檢討及新訂立租約的平均租金水平仍錄得下跌。呂幹威稱有關水平是與數年前的租約比較,以今年與去年相比表現則平穩,不少租約租金更有輕微增加,未來如本港能進一步開關,希望商戶銷售情況會更佳。 寫字樓方面,他提到本港旅遊仍受限,企業擴充及搬遷等決定均滯後,市場相對不活躍。不過,由於集團一直着重對旗下對寫字樓的提升,新經濟及資管類企業對集團的寫字樓特別感興趣,相信未來在「利園」8期建成後,寫字樓業務將會非常強大。 主席利蘊蓮補充指,集團寫字樓及零售業務是相輔相成,於不同週期可作互補,而疫情加快寫字樓市場的結構轉變,正好近年集團有因應市場開始投資共同工作空間。此外,集團視住宅業務是其中一個增長點,可對收入有穩定補充,會因應時機參與項目。 她又稱香港政府在放寬防疫限制上正進行相關工作,希望工作可以持續,認爲全球在放鬆防疫後都有強勁復甦,期望香港不會落後於人,因放寬旅遊及貿易限制纔可維持旅遊及國際金融中心地位,相信有空間做得更好。
