《內地樓市》濟南樓市新政:推二手房「帶押過戶」 無須提前還貸及墊付資金
針對二手房交易過程中多部門分開辦理時間長、買賣交易風險高、資金成本高的問題,濟南市自然資源和規劃局協同市住房公積金中心和銀行等機構,在全國首次創新推出二手房「帶押過戶」登記新模式,對於存在抵押的房產要上市交易的,實現不用先歸還原來的房貸就可以完成過戶、抵押、發放新的貸款,提高交易質素,降低交易成本。
目前,「帶押過戶」在工行(01398.HK)(601398.SH)、建行(00939.HK)(601939.SH)及北京銀行(601169.SH)等多家銀行試點成功,將在全市二手房市場全面推行,實現銀行貸款審批、抵押放款及二手房轉移登記及抵押註銷等各環節的無縫銜接。
