《週末樓市》恆地(00012.HK)粉嶺北「ONE INNOVALE」價單再沽88夥 二手成交企穩
剛過去週末本港新盤市場錄得約100宗成交,大部分來自恆地(00012.HK)粉嶺北住宅項目「ONE INNOVALE」第一期「Archway」。該盤昨日(14日)第三輪銷售101夥,即日沽清以價單發售的88夥。經過9日內三輪銷售後,項目共售出591夥,佔全盤603夥約98%,套現超過28.5億元。
另外,新地(00016.HK)旗下屯門兆康「NOVO LAND」第1B期過去三日獲逾1.1萬票,以本週三(17日)首輪價單銷售180夥計,超額認購60倍。
二手方面,中原地產十大屋苑本週末錄得10宗成交,與上週一樣,企穩雙位數水平。中原地產亞太區副主席兼住宅部總裁陳永傑表示,粉嶺新盤推售餘下單位,成功沽清,可見市場購買力不減,部分向隅客率先回流二手市場,帶動二手上車屋苑交投向好。
美聯物業週末二手十大屋苑錄得約11宗買賣成交,較上週末10宗多1宗或升1成,並連續兩個週末維持雙位數水平。美聯物業住宅部行政總裁(港澳)布少明表示,本週末有大型新盤加推應市並沽清,反映市場資金充裕,加上發展商「先求價後求量」策略成功,帶動購買力持續釋放,惟在新盤市場搶客情況下,二手難免受壓,故個別業主亦降價求售,減價筍盤見一定承接力。
至於利嘉閣地產週末十大指標屋苑累錄6宗二手成交個案,較上週末的8宗按周減少2宗或25%,連續10周於單位數徘徊。香港置業十大二手指標藍籌屋苑於週末兩日合共錄10宗成交,與上週末9宗比較,按周再增加1宗,或逾1成。
