多家銀行用真金白銀投票,龍湖獲近35億港元銀團貸
8月14日晚間,據彭博社援引知情人士報道,龍湖集團(00960.HK)將獲得一筆35億元港幣的俱樂部銀團貸,預計下週完成簽約。
相較於普通的銀團貸,俱樂部銀團貸款入圍門檻較高,需要融資方具備良好的信用、業務成長性好,獲得銀團的充分信任才能夠獲得貸款。
有業內人士表示,在當前的行業環境下,對於民營房企來説,發行銀團貸款的可能性微乎其微。
2022年上半年,房地產行業整體融資趨冷。據中指研究院監測,2022年1-6月,房地產企業融資總額為4825.5億元,同比下降56.5%;其中信用債發行規模為2518.0億元,同比下降24.2%,佔總融資規模的52.2%。
對於房企來説,通過發行信用債券獲取融資已屬不易,銀團貸款則更是罕見。據不完全統計,2022年至今,僅有遠洋集團、五礦地產等國有背景房企獲得過銀團貸款。
龍湖集團獲得銀團貸,明顯釋放了一個信號,即銀行依舊支持優質房企進行融資,也顯示出銀行業對龍湖集團發展的認可與信心。
更為重要的是,銀行業在此時用真金白銀力挺龍湖,是對此前瑞銀做空報吿的有力回擊。
8月10日,因為瑞銀的一份報吿,龍湖集團股價出現恐慌式下跌,單日跌幅超過16%。瑞銀在報吿中判斷,萬科、碧桂園、旭輝、龍湖將出現流動性危機,其中一個重要的依據是,房地產境內外融資渠道縮緊,導致地產公司無法從穩定的融資渠道獲得資金,以滿足日常運營之需。
實際上2022年初至今,作為融資“示範生”房企的龍湖集團,累計新發行4筆公司債,合計50億元,融資成本維持在4%左右的水平,融資成本跟央企、國企基本持平,融資渠道持續暢通。
在此基礎上,龍湖集團已連續6年保持“三道紅線”綠檔水平,是少數獲得境內外全投資級評級的優質房企。截止目前,龍湖集團年內所有到期債務已全部還清,無償債壓力。
遭遇做空後,龍湖集團董事長吳亞軍在投資者電話會上提到,“公司沒有為眼前忙碌,而是在看未來,行業很暗淡,但是龍湖在往光明處看”,她相信行業會迴歸到正確的軌道,而龍湖這樣優秀的公司,在行業出清後,會有更大的機會。
8月12日,龍湖集團發佈公吿稱,控股股東和主要股東選擇增持股份,以代替收取現金分紅。“這也是説明這家公司的股東對公司未來充滿信心。”這位業內人士説。
