考慮免除內地購房者的雙重印花税,香港地產股漲嗨了,物業股跟漲

今天香港本地地產股集體走強。新世界發展漲5%,恆基地產漲超4%,新鴻基地產、長實集團漲超3%。

隨着地產股走高,港股物業管理股也集體拉昇。魯商服務、碧桂園服務、雅生活服務、金科服務、新城悦服務等紛紛跟漲。

消息面上,香港行政會議召集人葉劉淑儀接受媒體採訪時表示,考慮免除內地購房者的雙重印花税。據悉,目前內地客來港置業須支付樓價30%印花税。

彭博稱香港考慮移除對非永居內地購房人雙倍印花税(DSD)購房政策,消息有待官方驗證。目前情況是,內地非永久香港置業需要繳納從價印花税(AVD)第一標準15%,外加買家印花税(BSD)15%,即雙倍印花税。暫不明確今天行政會議召集人提出的考慮免除中國購房者雙重印花税指的是30%,還是外加的BSD15%。

2012年10月起,香港即對非本地永久居民購房設置“買家印花税”,税率為房價的15%,也就是説內地客去香港買房,税率為15%買家印花税+15%印花税=30%税率!要徵收高達30%的税。

只有香港永久居民且第一次購買物業者可以不按這個統一的15%來納印花税,而先買後賣、“以一換一”的換樓香港居民將可繼續享受原有的退税安排。分析稱受影響最大的則是內地投資者,以及原本税率較低的本地中小型住宅的投資客。

近期,香港二手房交易量明顯下降。中原地產人士指出,2022年7月份的二手居屋買賣合約登記錄得355宗,總值17.98億元,較6月的441宗及22.92億元,分別下跌19.5%及21.6%。創三個月新低。居屋交投由5月的高位連跌兩個月,登記量累跌36.8%。反映美國加快加息步伐,打擊用家的置業信心,影響二手居屋市況回軟。

按金額分類方面,2022年7月份價值六百萬元以上的二手居屋買賣跌幅最顯著,錄69宗,按月下跌31%。價值五百至六百萬元的買賣錄105宗,按月下跌25.0%。價值四百至五百萬元的買賣錄121宗,按月減少17.7%。不過,價值四百萬元或以下的買賣卻錄得升幅,7月錄60宗,按月上升11.1%。

香港的高房價全球聞名。CBER世邦魏理仕發佈的《2020年全球生活報吿》顯示,2019年全球住宅價格排名前十的城市分別為:香港、慕尼黑、新加坡、上海、深圳、北京、温哥華、洛杉磯、巴黎和紐約。

其中,香港是全球房價最高最貴的城市,每套住宅均價125.44萬美元(約合人民幣892.6萬元);上海、深圳和北京的住宅套均價分別為90.58萬美元(約合人民幣644.55萬元)、78.39萬美元(約合人民幣557.81萬元)、76.35萬美元(約合人民幣543.29萬元)。
