花旗發表報告指,由於酒店入住率上升和租金減免降低,越秀房託(00405.HK)下半年物業收入淨額或會復甦,但料全年的每單位可分配收入按年下降27%。目標價由3.3元降至3.15元,評級「中性」。 花旗預計,越秀房託下半年物業收入淨額增長8%,因酒店入住率在6月回升至84.8%,而上半年爲52.6%,並可能在下半年保持在85%左右,帶來每月3,000萬元人民幣(下同)的收入;辦公室租金回升,租用率見底;下半年的租金減免爲1,700萬,而上半年爲6,300萬元;批發市場逐步回暖,白馬大廈的創新商業模式有提升出租率的空間。
