《內地樓市》報告稱內地有近四成百強房企投資幾乎停滯 拿地以國企央企佔主導
克而瑞地產研究中心發表報告稱,全國300城經營性土地6月總成交建築面積為7,803萬平方米,按月下降41%,按年降幅近五成。
從企業拿地層面來看,並未較上半年出現顯著變化。整體來看,今年首七個月仍有近四成房企投資停滯,即便是核心城市火熱地塊帶動整體土拍有所回暖,但拿地依舊是央國平等老面孔,民企幾乎銷聲匿跡。在政策不斷寬鬆、地塊質量提升之下,熱點城市的核心區域仍舊是房企補倉調結構的重點,而有能力拿地的房企短期聚焦集中供地的投資策略仍然不會改變。
報告顯示,今年首七個月,萬科A(000002.SZ)新增土地建築面積433.2萬平方米,排名第一。保利發展(600048.SH)新增土地建面401萬平方米,濱江集團(002244.SZ)新增土地建面392.4萬平方米,華潤置地(01109.HK)新增387.1萬平方米,中海地產新增365.5萬平方米。(ta/s) ~
