《本地樓市》啟德承豐道項目命名為MIAMI QUAY 兩期共涉1,219伙冀本季推售
由會德豐地產、恆基地產(00012.HK)、新世界發展(00017.HK)及帝國集團聯合發展的啟德承豐道23號項目,宣布命名為「MIAMI QUAY」,項目分兩期發展,分別提供648及571伙,合共涉及1,219伙。
會德豐地產常務董事黃光耀指出,項目已獲批預售樓花同意書,其中一期將涵蓋開放式至三房間隔,主打兩房戶型,佔比約一半,另外一房佔約35%,標準單位面積介乎250至710平方呎。
九大發展商早前宣布成立「啟德跑道區私人發展有限公司」,並計劃將啟德跑道區打造為綜合多元化地段「PARK PENINSULA」。黃光耀表示,MIAMI QUAY作為多家發展商於PARK PENINSULA的合作「頭炮」,將分別由新世界建設及會德豐進行銷售推廣,期望在各方協調下盡快於8月內落實推售時間表,目標第三季內推售,而定價將參考一線海景住宅項目售價及當時市況。
談及加息環境,他認為市場已預料,目前未見港息會即時跟隨上調,短期內未見壓力,又認為本港有銀行壓力測試,買家置業時多審視自身能力及就業情況,預期加息對樓市影響不大。
他又指,發展商聯合成立商會目的是配合東九龍發展計劃,以公私營協作模式加快區內發展,透露商會會員定期每月會面,另有2個發展商在接洽中,未來將安排在區內舉辦更多活動。
