世邦魏理仕料本港下半年零售物業租金或持平至上升5%
世邦魏理仕香港顧問及交易服務–商鋪部資深董事溫運強表示,新一屆政府上場後,商鋪業主普遍對零售前景相對樂觀,態度亦較進取,租金議價空明顯收窄,大部份業主期待新政府可以有所突破,認爲現時商鋪租金已見底,除希望政府能穩定租金之餘,甚至期望租金有回升空間。
另外,各大品牌及零售商正積極部署明年的業務策略,普遍比較審慎樂觀,依然有開新店計劃。不過由於現階段業主及租戶在租金的話題上往往處於拉鋸的情況,他預期香港下半年的零售物業空置率將會保持平穩,而租金則會輕微上升0%至5%,當中醫療行業、超級市場、高級家品及生活必需品的擴充比較明顯。
此外,他認爲業主相信未來疫情對零售業的影響力將會有限,因爲市民均適應疫情下的新常態,相信就算再有第六或第七波疫情,對零售業的影響亦不會太大。
