報告:內房停貸事件使買家轉投二手避險
克而瑞發表報告指,截至7月19日,據不完全統計全國累計約230個項目業主發佈了強制停貸告知書,涉及25個省市自治區的82個城市,斷供停工影響開始顯現,新房成交按月兩連跌,新開盤去化率、轉化率下降約20個百分點。以30個涉及停貸的重點城市爲例,7月4日-17日新房成交規模按月兩連跌,新開盤項目去化率和轉化率也遭遇了顯着下降。 報告表示,停貸事件對購房者產生了一定影響,短期內存在較大反應,如延後購房計劃重新觀望、不購買一手新房而購買二手期房等。典型城市新房成交大降,漯河、景德鎮降幅近4成。 相反,10個典型城市新房和二手房7月周均成交規模分別按月下降41%和上漲5%。北京、蘇州、青島、南京、漯河和景德鎮均出現新房成交按周下降、二手房成交按週上漲的現象,其中蘇州、漯河和景德鎮二手房按周漲幅超15%,顯示停貸事件下購房者選擇不存在交付風險的二手現房,規避處在風口浪尖的預售期房。 報告表示,從近期涉及停貸城市新開盤項目銷售情況來看,國央企和優質民企受到購房者青睞,到訪量和轉化率均有上升;而民企新開盤項目則大多遇冷。
