新地(00016.HK)屯門「NOVO LAND」首批折實329.7萬入場 今年新盤最平 推漸進式供款

新地(00016.HK)旗下屯門兆康住宅項目「NOVO LAND」第1A期公布首張價單,涉共165伙,實用面積由247至561平方呎,包括15伙開放式、13伙一房、124伙兩房及13伙三房。 首批單位市值約11.2億元,價單售價介乎387.9萬元至899.1萬元,呎價由14,338元至16,571元。計及最高15%折扣,折實售價介乎329.7萬元至764.2萬元,折實呎價由12,187元至14,085元,折實均價13,188元。入場單位為實用面積247平方呎之開放式單位。 項目首次向開放式單位推出漸進式供款計劃,舉例以一按八成五按揭貸款30年計,是次入場單位售價為387.9萬元,折扣後樓價341.35萬元,首三年每月供款4,586元,第四至六年每月供10,980元,第七年開始每月供16,176元。 新地副董事總經理雷霆在記者會上形容今次開價是「坐擁雙站無敵價」,稱項目鄰近屯門站及兆康站,並有達40萬呎的會所及戶外空間,期望透過是次推出的漸進式供款計劃,讓一直租樓的年青人有置業機會。 他指,本港年初受第五波疫情影響,樓市難免受壓,雖然近期疫情有反覆,但整體仍然受控,相信隨著有機會對外通關,加上與內地城市接軌及經濟復甦,下半年樓市表現料會較上半年好,樓價估計會有溫和升幅。 另外,新地代理總經理陳漢麟提到,項目將於明日(20日)開放示範單位,本周五(22日)開始收飛。他稱集團首批開價一向為吸引價,今次亦不例外,預期未來加推有很大加價空間。
