《大行報告》美銀證券料明年本港樓價跌10-15% 調整地產股目標價
美銀證券發表報告,指今年至今本港樓價暫跌3%,對全年樓價跌幅預測由5至10%收窄至5%,但受較高的按揭利率影響,料明年樓價跌10至15%。
該行預計,如果樓價下跌接近20%,政府將開始放寬樓市措施,相信放寬15%買家印花稅(BSD)將是最有效。而負資產個案數量應該會上升,但風險可控。
面對經濟下滑,報告指更傾向於選擇具強勁的資產負債表公司,並最好有股票回購支持,例如長實(01113.HK);基本面具防禦性的公司,如領展(00823.HK);以及重新通關主題的公司,如太古(00019.HK)和恆隆地產(00101.HK)。另維持對恆地(00012.HK)和冠君產業信託(02778.HK)評級爲「跑輸大市」。該行調整地產股目標價,平均降幅約6%,詳見另表。
