融信中國(3301.HK):上海新項目認籌火爆,邊際向好復甦有望

近期,在政策層面上地產行業迎來了陣陣暖風,通過信貸放鬆支持房企合理融資,優化限購政策、下調房貸利率釋放市場需求等一系列“組合拳”,進一步促進房地產市場平穩健康發展。近日光大證券研報也指出,5月以來地產銷售及新開工單月同比增速均出現拐點,房地產行業基本面底部或已確認。在這樣的大環境下,市場對房地產的悲觀情緒也正逐步修正。

政策刺激與市場信心的回暖,讓房地產市場也迎來了久違的火熱,尤其是對於經歷疫情的上海地區而言,此前壓制的需求正面臨井噴。

本週末上海靜安區的一個熱門新盤首開即呈現出良好開局。據惠房寶數據,儘管只有臨時售樓處,但是天匯世紀璽截至19日的認購比更是180%以上該房產項目地處上海城區黃金地段,4路地鐵交匯、高架縱橫交通尤為便利,周邊商業繁榮、醫療資源豐富、生態公園密佈保證了極高的生活品質。

據悉,上海市2022年第一批入市的樓盤共33盤,而處於內環內的樓盤僅3盤,內環內的新房市場明顯供不應求。不僅如此,天匯世紀璽立踞的地域還是上海中心城區最後一塊大規模整體開發的城市更新地塊,其稀缺性價值十分顯著。

值得注意的是,天匯世紀璽是三大房企融信中國、招商蛇口、保利發展控股聯合打造的高品質新盤,此次該樓盤實現勁銷背後,不僅是房地產板塊強勢回暖的象徵,更是優質房企在前瞻性佈局上成績的展現。

筆者留意到,此次操盤方之一的融信中國即取得不俗的成績,公司在月初時公佈了1-5月全口徑銷售額約296.35億元,銷售面積約146.24萬平米,位居中國房企銷售榜TOP24。不難看到,融信中國的經營情況受疫情和行業下行的影響較小,整體業務依舊保持堅挺。

這背後離不開公司優質的戰略佈局以及長期以來始終堅持的穩健經營策略。

從融信中國的地理佈局來看,其傾向於長三角地區並選擇一二線核心城市,這些地區和城市雖然受到疫情的影響,但是市場需求並沒有減少而是不斷累積,而且政策力度大恢復迅速。因此,融信中國這樣精準的區域選擇,可謂是滿足市場需要並獲得政策紅利,有望在房地產行業回暖當中搶佔市場先機。

值得一提的是,從6月份開始,融信中國此前重點佈局的長三角和海西區域多個房產項目也陸續迎來了新盤首開,包括福州融信國公館與海納新潮•潮悦、上海雲上潯光和天匯世紀璽、杭州融信傲世邸、南通海納天地,將為公司帶來可觀的業績增量。

此外,從此次熱銷的天匯世紀璽項目,可以看到融信中國在聯合開發上展現的優勢。公司通過選擇與世界500強央企保利強強聯合通力合作,共同打造高端項目,充分發揮各方資源稟賦,同時還能夠降低自身的經營風險與資金壓力,形成健康發展的新模式。

在資本市場方面,這段時間地產板塊正反覆築底,而且後續隨着更多寬鬆政策釋放及落地,銷售數據或迎來持續回暖,為股價上行奠定紮實基礎。今日,地產板塊更是表現強勢,融信中國盤中也一度上漲11.30%,收盤依舊上漲7.34%。

站在短期的視角,融信中國的基本面邊際改善,新盤首開將回籠資金流,保證公司正常的經營情況,短期發展向好無需過多擔心。而從長期的角度來看,融信中國也自始至終堅守品質初心擁抱變局,具有良好的償債信用水平,以及前瞻的區域城市選擇,看好公司的未來發展。
