長實(01113.HK)旗下天水圍嘉湖海逸酒店再提新方案,由重建變成改裝,維持現有兩幢酒店,並將會改裝為分層住宅,提供1,102個單位,較原本獲批重建為53層大廈、提供5,000伙的方案,伙數大減約78%。 天水圍嘉湖海逸酒店佔地約30萬平方呎,新方案中,申請人嘉湖海逸酒店有限公司向城規會提出以約3.87倍地積比率,發展兩幢最高24層的分層住宅,另設2層地庫,提供1,102個住宅單位。 方案將現時的酒店地下及1樓將改作商業用途,並保留現有平台的商業用途(置富嘉湖第一及二期)。改裝後,總樓面面積約116.3萬平方呎,當中住用佔約59.9萬平方呎,非住用佔約56.4萬平方呎。 申請人指,新方案能在短期內提供住宅單位,保留現有商業平台,將能繼續發揮其通達性強的地區購物中心的重要作用,天水圍及洪水橋/廈村新發展區地區已有充足酒店房間供應,應付日後旅遊業復甦後的需求,並表示改裝方案比重建將大幅減少建築廢物、污染物和能源消耗,更可達致可持續發展。
