《大行報告》瑞信料更多寬鬆措施出臺及被壓抑需求將爲一線城市房產銷售復甦提供支持
瑞信發表報告指,內地下調首套房貸款利率下限20個基點,爲銀行在家庭貸款大幅下降後進一步削減抵押貸款利率提供了更大的空間。同時顯示疲軟的房地產市場情緒下當局對住房需求的支持立場。
瑞信指,參考2014年至2015年的寬鬆週期,人行在2014年2月要求實行差異化的按揭貸款政策,並在2015年3月降低第二套住房購買的首付比例。而在2014年12月,一線城市的二手房交易量按年增長和房價按月增長都轉爲正數。
瑞信指,雖然市場情緒低迷,但預計一線城市會出臺更多的寬鬆措施,而且在Omicron疫情受控後,被壓抑的需求將爲一線城市的銷售復甦提供支持。該行看好中國海外(00688.HK)、華潤置地(01109.HK)、龍湖(00960.HK)、中國金茂(00817.HK)、 越秀地產(00123.HK)、中海外宏洋(00081.HK)。
