美聯:「柏瓏II」首批定價較元朗站項目低水 料用家佔比六成

全新錦上路站鐵路項目「柏瓏I」銷售反應熱烈,一週沽出99%單位,而「柏瓏II」日前亦上載樓書,今日(5月13日)公佈首批價單,共涉168夥,折實價約625萬元起。美聯物業新界區高級營業董事陳光裕表示,由於項目坐擁鐵路交通便利優勢,加上「柏瓏I」銷售成功,市場上亦累積大量向隅客,由於是次「柏瓏II」質素更勝一籌,故發展商開價保持剋制,預期將繼續吸納及凍結市場購買力,並有大幅加推提價空間。 陳光裕稱,是次「柏瓏II」的開價亦參考「柏瓏I」定價,故相信會繼續受到買家垂青。事實上,鐵路盤向來受買家歡迎,「柏瓏II」首張價單定價平均尺價約17,898元,較一站之隔的元朗站項目依然低水,儘管「柏瓏II」首批較「柏瓏I」的首張價單開價有所調升,由於本期的質素更佳,故定價仍然吸引,並將吸納大批新界區及其他市區買家垂青,銷情將繼續理想,料用家比例佔約六成,而不少投資客亦看好項目的交通優勢及租務潛力,故亦積極入市,預計項目入夥後,平均尺租可約達40元水平。 陳光裕補充,值得留意,「柏瓏II」內園戶景觀較「柏瓏I」更開揚,方向更佳,向南及東南位主,至於細戶型單位亦較近港鐵出入口,故較「柏瓏I」更具優勢。(da/a) ~
