大酒店(00045.HK)首季辦公大樓租務維持穩定,住宅租務欠明朗
格隆匯5月11日丨大酒店(00045.HK)披露2022年第一季度未經審核營運數據。
半島酒店
酒店分部錄得不同的業績表現,美國及巴黎業務喜見覆蘇態勢,而馬尼拉及曼谷市場亦漸見起色,同時,集團樂見部分國際旅客於3月重臨東京半島酒店。然而,香港及中國內地市場的營商環境仍然嚴峻,但隨着香港逐步放寬限制措施,集團對下半年的表現仍持審慎樂觀的態度。
商用物業
出租住宅︰淺水灣綜合項目的出租率按年微升至83%。本港的豪華物業市場租金仍面臨壓力,今年內的前景續欠明朗。
商場︰於半島酒店、山頂凌霄閣及淺水灣影灣園的商場在艱難的經營環境下,繼續受到不利的影響,商場收益按年計錄得輕微下跌。香港半島酒店商場現已翻新,提供更多高級時尚生活用品及琳琅滿目的餐飲美食商店。
辦公大樓︰集團的辦公大樓租務表現穩定,出租率為97%,與去年同期比較仍保持平穩。
就年初至今的業績,香港上海大酒店副主席包立賢表示:“在2022年第一季度,集團部分環球業務開始錄得輕微復甦。位於美國及巴黎的酒店業務迅速復甦,成績令人鼓舞。未來數月,集團位於美國的酒店業務前景強勁,至於其他亞洲地區方面,隨着馬尼拉及曼谷等地開放邊境,當地業務亦陸續呈現復甦的態勢。
然而,香港實施嚴格的社交距離措施,令集團本地市場於首季錄得的業績仍然受到重創。可惜的是,中國內地的封城措施也為集團業務帶來了不利影響,尤其是上海的業務,而北京業務所受的影響則較小。本港高端零售市場的表現令集團旗下的商用物業租金持續受壓。集團的辦公大樓租務維持穩定,而住宅租務則欠明朗。
集團的整體財務狀況維持穩健。在疫情期間,我們一直保持低負債比率,並持有可觀的流動資金,同時審慎控制成本開支,因此擁有充足資源應付運營現金的需要。”
