格隆匯5月11日丨華大酒店(00201.HK)宣佈,於2022年5月11日,公司直接全資附屬Babenna Limited作為賣方與SYP Investment Limited作為買方及公司作為履行賣方責任的擔保人訂立買賣協議,據此,買方已同意收購及接受轉讓,而賣方已同意出售銷售股份及向買方轉讓銷售貸款,代價為9億港元(可予調整)。經調整後預期買方應付的最高代價將不會超過9.2億港元。目標公司為該物業的唯一合法和實益擁有人。

該物業位於香港皇后大道西338號(前稱皇后大道西338號、340號、342號、344號及346號),該物業中經營一家名為“華麗都會酒店”的酒店。該物業的總建築面積約為6.015萬平方英尺,由一幢2015年落成的29層高共214間客房、一間餐廳、多個停車位的酒店大樓組成。該物業根據多份政府租契持有,年期均自1857年9月1日起計999年,該地段現時應付地租為每年22港元。

於該公吿日期,估計集團將實現淨收益約5.24億港元。出售事項產生的預計所得款項總額及所得款項淨額分別約為5.31億港元及5.24億港元,並預計用作集團的營運資金。預計所得款項淨額的20%(約1.05億港元)將用作集團的營運資金,所得款項淨額的其餘80%(約4.19億港元)將用作於2022年12月31日或之前收購香港的酒店物業的儲備。
