世邦魏理仕:獲接管人委託放售貝沙灣洋房 據報曾由佳兆業(01638.HK)持有
世邦魏理仕獲接管人委託為獨家代理,以公開招標形式按現狀交吉出售香港島南區貝沙灣貝沙徑17號屋連屋頂平台及車庫,截標日期為今年6月29日(星期三)正午12時。據《明報》報道,該物業現市值介乎約2.6億至2.8億元。資料顯示,有關單位原由佳兆業(01638.HK)相關人士於2017年以公司買賣形式購入,當時有指購入價約3.5億元,即現時市值較五年前購入價低7,000萬至9,000萬元、跌幅介乎20%至26%。 該物業屬貝沙灣第三期發展,樓高兩層,實用面積約3,953平方呎,座落於貝沙徑後段位置,設置私人大閘,私穩度極高。貝沙灣獨立屋二手市場放盤及成交均十分罕見。於過去五年,同位於貝沙灣三期貝沙徑之成交僅有兩宗,成交實用呎價介乎5.44萬至5.8萬元,而位於五期貝沙山徑近期於疫情期間成交呎價更高見約6.4萬元。 世邦魏理仕香港資本市場部執行董事兼主管甄浚岷稱,在過去一年即使疫情關係,由於豪宅供應量極低,加上環球資金氾濫,令不少資金流入豪宅市場,因此豪宅交投依然暢旺。貝沙灣三期貝沙徑一段獨立屋放盤一向較為稀少,加上疫情數字已大幅下降及限聚令放寬,睇樓活動將陸續回復正常,預計是次本物業推出市場可吸引到貝沙灣及薄扶林一帶用家注目。
