太古地產(01972.HK):正全力刺激商場人流及鼓勵消費

太古地產(01972.HK)表示,香港零售市場受第五波疫情嚴重影響,但隨着疫情在4月開始緩和,以及政府推出新一輪消費券計劃,集團正全力刺激商場人流及鼓勵消費。 寫字樓方面,太古地產指,受第五波新冠疫情影響,香港整體辦公樓市場市道持續疲弱。整體空置率上升及未來供應繼續對租金帶來壓力。不過,旗下的辦公樓物業組合表現仍然堅穩。太古坊及太古廣場的租用率相對高企,特別是港島東中心及太古坊一座的租金錶現強勁。至於太古廣場及太古坊其他辦公樓的續約租金相比之前的租約有所下調,反映過往承租時租金基數較現時租金水平爲高。 另外,太古地產指,太古坊重建計劃正進入最後階段,預計太古坊二座將於2022年竣工。該辦公樓的預租洽淡活躍,私人銀行瑞士寶盛已承租四層樓面(約92,000平方尺),亦正與多間來自資產管理、銀行、科技、媒體及通訊、法律和專業服務等行業的準租戶積極洽租。 太古地產公佈,3月止第一季度,香港整體辦公樓租月率維持97%。其中,太古廣場租月率98%,按年持平,租金下調18%;太古坊整體租用率維持97%,租金下調2%。另首季旗下三大商場零售銷售額均下跌。
