格隆匯5月6日丨陽光城(000671.SZ)公佈,公司及其持有100%權益的子公司陽光城集團浙江置業有限公司(“浙江陽光城”)擬與杭州濱江房產集團股份有限公司、其持有100%權益的子公司杭州繽慕企業管理有限公司(“繽慕公司”)簽署相關協議,擬將公司持有100%權益的杭州高光置業有限公司(“目標公司”)轉讓給繽慕公司,交易的總對價預計不超過人民幣57億元。

公吿顯示,目標公司子公司金華虹光置業有限公司已取得位於浙江省永康市經濟開發區六宗地塊的國有建設用地使用權,公司具體權益比例待審計評估後一併確認披露,具體包括:

(1)地塊二:對應不動產權證編號為浙(2021)永康市不動產權第0005211號,坐落於經濟開發區都市外灘分割地塊二,宗地面積為54540.15平方米,土地用途為商服、城鎮住宅用地;建築容積率不高於2.2,不低於1.8;建築限高100米;建築密度不高於35%,不低於25%;綠地率不低於15%。

(2)地塊三:對應不動產權證編號為浙(2021)永康市不動產權第0005213號,坐落於經濟開發區都市外灘分割地塊三,宗地面積為82,152.60平方米,土地用途為商服、城鎮住宅用地;建築容積率不高於2.2,不低於1.8;建築限高100米;建築密度不高於35%,不低於25%;綠地率不低於15%。

(3)地塊四:對應不動產權證編號為浙(2021)永康市不動產權第0005212號,坐落於永康經濟開發區S9-15-3地塊,宗地面積為44,817.00平方米,土地用途為商服、城鎮住宅用地;建築容積率不高於2.6,不低於1.8;建築限高100米;建築密度不高於35%,不低於25%;綠地率不低於15%。

(4)地塊五:對應不動產權證編號為浙(2021)永康市不動產權第0005204號,坐落於永康經濟開發區S9-15-2地塊,宗地面積為67,062.00平方米,土地用途為商服、城鎮住宅用地;建築容積率不高於2.2,不低於1.6;建築限高80米;建築密度不高於35%,不低於25%;綠地率不低於15%。

(5)地塊六:對應不動產權證編號為浙(2021)永康市不動產權第0005180號,坐落於永康經濟開發區S10-7-1地塊,宗地面積為41,531.00平方米,土地用途為商服、城鎮住宅用地;建築容積率不高於2.6,不低於1.6;建築限高80米;建築密度不高於35%,不低於25%;綠地率不低於15%。

(6)地塊七:對應不動產權證編號為浙(2021)永康市不動產權第0005205號,坐落於永康經濟開發區S10-7-2地塊,宗地面積為62,276.00平方米,土地用途為商服、城鎮住宅用地;建築容積率不高於2.6,不低於1.6;建築限高80米;建築密度不高於35%,不低於25%;綠地率不低於15%。
