內房股普遍續漲逾2%-8% 深圳首批集中供地全部最高限價成交
廣東梅州市將二套房公積金貸款首付比例由三成下調至兩成,加上深圳首批集中供地全部最高限價成交,反映地產商看好長遠發展。內房股今天延續上週尾升勢兼跑贏大市,於深圳首批集中供地競投得最貴地皮的萬科(02202.HK)三連漲,股價重百天及20天線(18.98元及19.46元),最高見19.72元,現報19.54元,續升4.8%;同於深圳首批集中供地競投得兩塊地皮的藍籌華潤置地(01109.HK)也三連漲,股價曾一舉重越10天、100天、20天及50天線(35.45-36.9元),最高見36.95元,現報36.75元,續升4.1%。 藍籌中國海外(00688.HK)兩連升兼重越10天及20天線(24.85元及25.2元),最高見25.95元,現報25.7元,續升5.1%;碧桂園(02007.HK)及龍湖(00960.HK)三連升,股價續升2.2%-3.6%,前者高見5.77元,後者升破250線(40.2元),高見40.6元。 新城發展(01030.HK)公佈附屬新城控股(601155.SH)首季少賺5.9%至5.09億人民幣。該股兩連升,今天升破10天線(3.52元),最高見3.69元,現報3.63元,續升8.4%。 合生發展(00754.HK)四連升,今天股價升破20天及百天線(15.84元),最高見16.08元,現報15.98元,續升5.3%。旭輝(00884.HK)三連升高見4.08元,現報4.02元,續升5%。中國金茂(00817.HK)三連升,股價承上週五重越250天線後,今天進一步升至2.75元,現報2.74元,續升5%。龍光(003380.HK)三連升,最高見2.63元,現報2.59元,續升4.4%。餘下內房股普遍升逾2%-3%。 深圳市首批集中供地於上週五(4月29日)結束。在八幅住宅地皮中,有七幅含商品住宅用地,一幅爲保障性租賃住房用地。首批出讓地塊總土地面積約32.11萬平方米,總建築面積約107.06萬平方米,起始總價168.11億元人民幣(下同),最終八幅地皮全部以最高限價成交,成交總金額193.3億元,平均溢價率14.98%;其中華潤置地間接擁有深圳市潤投諮詢分別以22.27億元及19.04億元總價競得光明區的鳳凰街道及玉塘街道兩塊地皮;萬科控制的深圳萬科第五園房地產聯合深圳市人才安居集團以總價70.51億,競得位於寶安區新安街道地皮,該地皮爲今次供地中最貴。 國家主席習近平上週五主持中共中央政治局會議,支持各地從當地實際出發完善房地產政策,支持剛性和改善性住房需求,優化商品房預售資金監管,促進房地產平穩健康發展。
