國泰君安國際(01788.HK)助力東原仁知服務在港成功上市
2022年4月29日，國泰君安國際(股份代號：1788.HK)宣佈，公司成功助力東原仁知城市運營服務集團股份有限公司(以下簡稱"東原仁知服務")(股份代號：2352.HK)於香港聯交所主板掛牌上市。
此次發行成功獲得各方投資者認可，香港發售申購人數4379人，一手中籤率17.85%，認購倍數約4.35倍；國際發售認購倍數約1.56倍。國泰君安國際擔任東原仁知服務全球發售的獨家保薦人、獨家全球協調人、聯席賬簿管理人兼聯席牽頭經辦人。
東原仁知服務於2022年4月22日正式啟動全球發售，共發行1666.67萬股H股，其中香港發售股份166.68萬股H股，國際發售股份1499.99萬股H股，另有15%超額配股權，每股發行定價為11.9港元。
東原仁知服務自2003年成立以來，深耕服務行業19年。截至2021年12月31日，東原仁知服務擁有包括住宅及非住宅物業在內的325個在管物業項目，總在管面積約為2820萬平方米。營收利潤上，東原仁知服務2021年實現營收11.93億元，營收三年複合年增長率為46.1%，其中2021年同比增長達56%。2021年實現淨利潤較2019年增長超400%，同比則增長54%。
2021年東原仁知服務步入"大物業、全價值"的加速發展的道路，服務業態涵蓋住宅、商業綜合體、甲級寫字樓、政府公建、工業產業園區、學校、醫院、大使館等多元化業態組合。此外東原仁知服務持續深化服務體系與卓越的服務能力，期內製定與執行"磐石計劃"、"煥新計劃"，建立標準體系、關鍵指標強管控機制、數字化品控管理體系等。
本次全球發售所得款項淨額用途：
- 約65.0%將用於透過戰略投資、合作及收購擴大集團的物業組合及業務規模；
- 約16.5%將用於提高服務質素並沿着物業管理的價值鏈擴展集團的服務範圍，以提高集團的客户滿意度和忠誠度，並滿足客户的差異化需求；
- 約8.5%將用於升級及開發本集團的智能系統；
- 約10.0%將用作公司的一般營運資金。
