《週末樓市》多個新盤緊接推售 錦上路「柏瓏I」獲逾5,500票暫成今年票王
本港第五波疫情放緩,樓市持續轉旺,剛過去週末(23日及24日)一手成交約260宗,回覆至今波疫情前水平。
市場多個新盤緊接推售,其中由信置(00083.HK)、嘉華(00173.HK)及中海外(00688.HK)合作的錦上路站項目「柏瓏I」昨日(24日)加推第三張價單共82夥,折實售價由667.12萬元至1,450.76萬元,折實尺價17,565元至19,586元,發展商指單位提價不足1%,主要反映樓層及景觀等因素。
截至昨晚8時,項目累積收逾5,500票,暫成今年新盤票王,以首三張價單共推出388夥計超購逾13倍。項目預計短期內公佈銷售安排,部署本週內開售。
而會德豐啓德「MONACO MARINE」週末首輪銷售,兩日共賣出約241夥,佔可售單位近八成。發展商昨日亦加推第四張價單共109夥應市,面積介乎326至616平方尺,折實售價介乎860.1萬元至1,763.1萬元,折實尺價由23,481至29,291元,折實平均尺價約26,639元。
至於恆地(00012.HK)與市建局合作發展的長沙灣「映築」,將於明日(26日)銷售114夥,昨晚截票接獲逾370票,以價單發售108夥計超購逾2.4倍。同系啓德「THE HENLEY II」昨日首日則收超過130票,以首張價單61夥計超購逾1.1倍。
另外,恆地奧運「利奧坊.壹隅」同樣昨日首日收票,接獲約300票,首張價單推123夥計暫時超購逾1.4倍。項目預期最快周內落實銷售安排,料下月初開售。
二手方面,中原地產十大屋苑本週末錄得17宗成交,較上週末27宗,雖急跌37%,但成交量仍是連續6個週末達雙位數水平。港島三個指標屋苑全部有成交,各錄2宗成交。至於黃埔花園及沙田第一城成交最多,各錄4宗。中原地產亞太區副主席兼住宅部總裁陳永傑表示,最近入市氣氛回覆暢旺,部份防疫措施已放寬,發展商把握旺市積極推盤,大量新盤涌出,一手市況即時升溫。
美聯週末十大藍籌屋苑合共錄得約21宗買賣成交,雖然較上週末跌約27.6%,但仍連續6星期維持20宗或以上水平。若按15大屋苑計算,週末2天共錄得約25宗買賣成交,較上週末跌約40.5%。美聯物業住宅部行政總裁(港澳)布少明表示,在放寬限制令後首個週末,樓市氣氛火熱,其中啓德焦點新盤進行首輪銷售,另外多個準備開賣的新盤亦開放示範單位予公衆,在一手暢旺下帶動整體樓市銷情,二手市場交投同樣暢旺。
利嘉閣週末十大指標屋苑則累錄17宗二手成交個案,較上週末(4月16日至4月17日)的27宗,減少37%。香港置業十大二手指標藍籌屋苑於週末兩日合共錄14宗成交,雖然與上週末23宗比較,按周減少39%,不過力保連續6周雙位數水平。
