第一太平戴維斯:外籍人士離港致需求減弱 首季住宅租金偏軟
第一太平戴維斯最新今年第一季香港住宅租賃市場報告,指疫情限制措施導致租賃市場的外籍人士需求在首季減弱,市場仍充斥不確定因素。
報告指,在香港爆發第五波新冠病毒疫情後,政府採取多項非常嚴格措施,外籍人士因個人與工作生活受到較大的影響而持續離開香港,第一季的豪宅租賃市場極為淡靜,因3月/4月將出現「離港高峰」,大量外籍人士因對措施失去耐性而返回原居地或前往新加坡。
報告提到,首季豪宅租賃市場在非常淡靜,港島租金下跌2.6%,九龍及新界區豪宅租金則分別下跌3.7%及4%。由於業主不願過早下調租金,港島住宅租金由年初至今跌幅輕微,其中半山及薄扶林租金跌幅分別2.9%及2.6%。至於九龍及新界區住宅租金於季內跌幅更為顯著,何文田/九龍塘下跌5.3%、愉景灣跌4.2%、沙田/大埔跌4.2%。
第一太平戴維斯亞太區研究及顧問諮詢部區域主管盛世民表示,外籍人士在3月加速離港,由於業主在第四季未有下調租金,第一季的租金偏軟。租金有可能在第二季度進一步下跌。
