提振行業信心 弘陽地產(01996.HK)提前兑付4月到期美元債本息

4月6日晚間,弘陽地產(01996.HK)發佈公吿稱:公司已匯出資金至境外還款賬户,用於全額贖回於2022年4月11日到期的優先票據2.59598億美元以及累計至到期日的利息。

據悉,此前弘陽地產分別於1月25日、4月1日發佈回購公吿,提前註銷約1.9億美元優先票據。這筆4.5億美元的美元債如期贖回之後,將進一步增強弘陽地產的資本信用、優化債務結構,同時也再次向市場傳遞積極信號,提振行業信心。

弘陽地產如期償債、不斷增強資本信用,離不開其前瞻性的戰略佈局及合理有效的財務管理。

在佈局戰略方面,弘陽地產堅持深耕長三角,尤其是大江蘇。截至2021年末,弘陽地產土儲面積1878萬方,可有效支撐公司持續健康發展。其中,一二線城市土儲較2020年的67%提升到73%。大江蘇土儲連續3年維持在50%以上,長三角土儲長期維持在67%以上。

從2021年銷售結構來看,弘陽地產一二線城市銷售佔比已達86%,中心城市銷售業績持續穩健發力。得益於本土深耕優勢,弘陽地產在長三角區域的銷售繼續保持領先,其中,長三角合約銷售佔比達74.4%。在大本營江蘇省,弘陽地產穩居銷售領先地位。根據中國指數研究院(簡稱中指院)公佈的2021江蘇省房地產企業銷售業績TOP20榜單,弘陽地產銷售額454.87億元,位列第八名;銷售面積271.63萬平方米,位列第六名。

在財務管理方面,弘陽地產不斷優化債務結構,三道紅線持續維持在安全線以內,穩居"綠檔",除了存續中的美元債之外,弘陽地產無任何境內債,此外,堅持不做任何上市公司股權質押。截至2021年末,弘陽地產短期借貸佔比由2020年底的35.4%下降至33.4%;2021年加權平均融資成本為7.43%,自2019年以來不斷下降,體現了資本市場對公司的信賴。

一季度,受疫情、宏觀經濟環境、行業環境等不利影響,導致房地產市場銷售短期都遇到困難。但這種情況近期已經出現了扭轉,2022年以來,全國多地出現首付比例調整、降低房貸利率、放鬆限購限貸等穩樓市積極信號。弘陽地產將積極銷售搶回款,為穩健經營提供堅實的現金流保障。

此次美元債如期兑付,彰顯了弘陽地產對信用的高度重視,也是自身發展韌性的證明,公司對未來的發展保持信心。2022年,弘陽地產在穩健經營的同時,還將不斷夯實內功,築牢護城河,以客户為中心,聚焦提升服務力和產品力,確保品質交付,不斷為客户創造價值。
