世邦魏理仕料下半年商業房地產市場改善 商舖租金或回升5%至10%

世邦魏理仕發表今年第一季香港商業房地產市場觀點,指首季本港爆發第五波疫情,令商業房地產市場動力出現明顯放緩。世邦魏理仕香港區研究部主管陳錦平表示,第五波疫情令本港首季經濟勢頭急轉直下,由於社交隔離措施收緊,本地消費受到明顯拖累,不少行業業務營運受到嚴重影響,導致房地產需求疲弱。 不過,他預期隨著港府準備在4月放寬部分社交距離措施,及派發電子消費券刺激消費,本港經濟勢頭在下半年將出現明顯好轉,各商業房地產市場表現料會有改善。 甲級寫字樓方面,世邦魏理仕香港顧問及交易服務-辦公樓部執行董事兼主管馮慧詩提到,今年首季寫字樓租賃勢頭減弱,但由去年帶到今年的租賃洽談完成,首季總租賃量按季增長9%至91.5萬平方呎,不過由於新落成的項目租賃活動緩慢,首季空置率保持在11.6%水平,整體租金按季下降0.6%。 她預期,更多新項目推出和市場業務勢頭恢復,寫字樓租賃活動將在今年下半年增加,惟全年寫字樓市場整體租金估計仍會下跌最多5%。 另外,世邦魏理仕香港顧問及交易服務-商舖資深董事溫運強指出,由於商舖業務營運受到停業影響,租賃情緒減弱,今年首季本港商舖空置率按季回升0.8個百分點至15.2%,其中尖沙咀的空置率最高,按季上升4.3個百分點至20.3%。而地舖租金按季下跌5.9%。由於中環空置率相對較低,租金下行壓力相對較弱,按季下跌5.6%。 他稱近日疫情開始緩和,部分餐飲業再開始尋找適合舖位經營,睇舖活動增加,預期新一期消費券派發可刺激市道,零售市場有望在下半年出現較強勁的反彈。下半年商舖租金料可回升5%至10%,全年計則按年橫行。
