《大行報告》野村:內地多個城市放鬆政策 料內房股投資情緒恢復 首選潤地
野村發表報告表示,隨着在福州(福建省)、衢州(浙江省)、秦皇島(河北省)自3月30日相繼放寬內房政策,該行注意到福州已作爲領先的二線城市加入「放鬆營」;衢州,則爲經濟強勁的浙江省作一個低線城市,也全面放鬆了政策立場。
該行指,上述政策放鬆措施符合該行的預期,確認內地地方政府努力應對實物房地產市場。該行認爲,監於新冠疫情發展,內地部份城市進行嚴格社交距離措施規定下,仍預計市場對內房股的投資情緒可恢復,因爲市場進一步放寬政策的預期增強,並指2021財年業績疲弱因素已反映在股價之上。該行指當前的「移除式」政策,力度或未必能令對落後的二級和低線城市開發商的銷售迎來快速轉折。
野村表示,內房股首選是華潤置地(01109.HK)(予「買入」評級及目標價53.4元),並將寶龍地產(01238.HK)剔出行業首選股,以正在等待公司經審計的財務狀況,以獲得更高可見度。
