雅居樂集團(03383.HK)公佈年度業績:全年營收超730億元,物管收入同比上升44.3%
格隆匯3月31日丨雅居樂集團(03383.HK)公佈截至2021年12月31日止年度業績,自2020年疫情開始,集團持續推動區域多元化的線上線下營銷策略,且適度調整各地區的可售資源。年內,新型冠狀病毒對集團的財務狀況及經營業績並無造成任何重大不利影響。
報吿期內,公司營業額為人民幣730.28億元,公司股東應占利潤為人民幣67.12億元,每股基本盈利為人民幣1.729元。
於2021年,集團連同其合營企業及聯營公司以及由集團管理並以"雅居樂"品牌銷售的房地產項目的預售金額合計為人民幣1,390.1億元,與2020年同期的人民幣1,381.9億元相若。集團預計此次疫情對行業不構成長遠重大影響,可通過合理調整銷售計劃及工作安排,降低其影響。
年內,集團的物業管理收入為人民幣113.30億元,較2020年的人民幣78.53億元上升44.3%。該增幅主要為:年內收購了新中民物業,增加了營業收入,而去年並沒有該業務收入;以及於2020年收購的中民物業,於年內錄得全年的營業收入,而去年,則只錄得該收購項目後的部份期間收入。在管的物業總建築面積由2020年12月31日的約3.748億平方米增加至2021年12月31日的約4.889億平方米。
集團繼續採取多渠道的購地模式,因應市場狀況擴充土地儲備。於2021年12月31日,集團於84個城市,擁有預計總建築面積達4,737萬平方米的土地儲備,分佈於華南區域、華東區域、西部區域、華中區域、海南區域、雲南區域、東北區域、華北區域、香港及海外,對應樓面平均地價為每平方米人民幣3,651元,土地成本價格具一定競爭力。
年內,集團致力深化全國佈局,策略性地透過招標、拍賣、掛牌、勾地及股權收購等方式增添29個新項目,其中紹興、宜賓及淮安等為集團新開拓的市場。新增預計總建築面積達424.0萬平方米,其中集團應占預計總建築面積為281.1萬平方米,集團相關應付土地金額為人民幣124.5億元。
