萬科(02202.HK)料未來開發毛利率可維持約20%水平
萬科企業(02202.HK)董事長主席鬱亮表示,針對去年純利下降45.7%至225.2億元人民幣的情況,認爲今年工作任務是「止跌企穩、穩中提升」,單從行業來看,房地產仍有10萬億元人民幣的巨大市場規模,故相信未來是「常做常有、常做常新」。
他指,萬科現時擁有的建設面積約1億平方米,未來計劃開發的面積將逾4,500萬平方米,其儲備可支持2至3年發展需要,他補充,萬科不缺地,但也不會停止買地。
集團總裁祝九勝指,公司現時有7,100億元已售未結轉,以及投資機制的變化,同時集團成立開發經營部門,冀提高經營質量,故他預計未來公司開發毛利率可維持在20%左右的水平。(ca/k)
