資本策略地產(00497.HK)預期將持作出售物業轉移至投資物業可取得重大公平值收益約13億港元
格隆匯3月25日丨資本策略地產(00497.HK)發佈公吿,集團就上海吳江路169號及石門一路333弄1號的購物商場進一步重新定位及升級工程已經完成。於升級後,集團實現重大價值增長,租賃組合及租金水平大幅提高。就位於上海馬當路222弄的華府天地商場」而言,集團管理層一直積極考慮措施以進一步提高租金收益,以充分發揮其位於新天地黃金地段之優勢。
2019新型冠狀病毒疫情持續肆虐對社會及經濟造成影響,加上持續的中美貿易爭端,令零售物業市場整體增添不確定性及壓力。然而,公司董事會對市況持樂觀態度,中國政府頒佈的政策,特別是十四五規劃,其中包括刺激各行業的消費,加上疫情及貿易爭端改善後對市場的最終復甦,長遠而言將有利於零售物業板塊,從而提升該兩項物業的租金產生能力。經審慎周詳考慮後,公司認為長期持有該兩項物業對集團有利,可為集團帶來穩定的租金收入來源。因此,董事會已決定將該兩項物業重新分類為投資物業,以反映對該等物業的意向改變。
公司正在落實該等物業的重新分類,預期將持作出售物業轉移至投資物業可錄得重大公平值收益約13億港元。因此,預期集團截至2022年3月31日止年度的綜合全年業績將較集團上年度的全年業績整體有所改善。
