正商實業(00185.HK)預計2021年度純利同比下跌約45%-55%
格隆匯3月15日丨正商實業(00185.HK)公佈,相對於截至2020年12月31日止年度的綜合純利約人民幣7.784億元,預期集團於截至2021年12月31日止年度的綜合純利將錄得介乎約45%至55%的跌幅。
董事會相信,集團綜合淨利潤的下降主要歸因於在該年度內確認若干較低利潤率之物業項目,包括(i)指定為政策相關住房且售價受政府嚴格控制的物業項目;(ii)因爆發COVID-19疫情,該等物業項目開發進度延長,意外產生較高建築成本,並導致於該年度結轉交付時確認較低利潤率;及(iii)受國家施加有關購買物業的調控政策以及COVID-19疫情之影響下,整體地區物業市場低迷,導致物業項目售價受壓。
