路透調查:料內地今年房價先低後高按年升2% 下半年房企融資壓力有望逐步緩解
內地房地產調控政策適度糾偏,但傳導到市場端存一定時滯性,疊加去年上半年高基數的影響,據《路透》訪問15家機構預估中值顯示,今年上半年內地住宅均價按年下降1%,持於三個月前路透季度調查的預估中值。不過,隨着穩樓市政策效果逐漸顯現,料全年房價按年增長2%,總體呈現「先低後高」走勢。 受訪分析師普遍認爲,需求端尤其聚焦剛需的政策將更放鬆,包括全國範圍的按揭利率下降、部份城市的首付下降、放鬆限購等;同時,政策或藉助加大開發貸投放、允許債務展期、改善發債融資環境、推動企業併購等措施以緩解房企資金壓力。 早前,深圳及廣州等一線城市已調降房貸利率。住建部上週稱,會努力爲穩定宏觀經濟大盤發揮積極作用,強調保障住房的剛需,加大保障性租賃住房供給,以進一步提振行業信心。(ta/s) ~
