新世界發展(00017.HK)中期純利升41.2%至14.3億港元 中期息0.56港元

格隆匯2月25日丨新世界發展(00017.HK)宣佈,截至2021年12月31日止六個月,公司綜合收入為355.73億港元,與2021年財政年度上半年基本持平。基本溢利為38.99億港元,公司股東應占溢利為14.3億港元,分別升4.8%及41.2%。2022財政年度中期股息:每股0.56港元,與2021財政年度中期持平,維持現有可持續及漸進式的派息政策。

中國內地整體物業合同銷售金額為約人民幣93.4億元。中國內地物業發展的分部業績強勁增長86.6%,分部利潤率從2021財政年度上半年的30%提高至2022財政年度上半年的66%。

受惠於K11 MUSEA人文購物藝術館以及位於鰂魚湧的甲級寫字樓K11 ATELIER King’s Road的經常性租金收入上升,以及營運效率提升,物業投資分部業績按年強勁增長25.8%。

截至2021年12月31日,集團在香港持有應占總樓面面積約977萬平方尺的土地儲備可作即時發展,其中物業發展應占總樓面面積約488萬平方尺。與此同時,集團於新界持有合共約1,627萬平方尺待更改用途的應占農地土地面積,其中約九成位於北部都會區範圍。配合政府推展北部都會區發展計劃,集團加快農地轉換釋放價值。

於回顧期內,集團向城市規劃委員會提交申請,將元朗區牛潭尾、榮基村及練板村的三幅農地,發展成為大型住宅項目。集團於三個項目的應占總樓面面積合共約356萬平方尺,預計可提供近8,000個住宅單位。
