世邦魏理仕:政府拓展最低單位面積要求 推動更合理生活空間單位供應
世邦魏理仕大中華區估值及戰略顧問部主管黃新明迴應賣地計劃指,今次政府提出的住宅土地供應比過去3年高出14%,明顯比以往更積極提供更多供應,而且配合將按揭成數樓價上限提高的建議,降低上車門檻,讓市民有上車或換樓的機會。
另外,她指,政府計劃將最低住宅單位面積要求推展至所有政府賣地項目、鐵路物業發展項目、市區重建局項目,以及私人重建項目的措施,可以推動市場供應更合理生活空間的單位,改善生活環境。
黃新明認爲,雖然香港房屋未來供應計劃情況有改善,但目前仍然緊拙,土地供應表上一些地皮需要進一步規劃審批,因此發展年期會變長。建議政府可以更積極造地覓地,在私人開發土地方面可以考慮開寬地積比,或進一步簡化改劃土地用途及補地價程序,以應付本港市民對住屋的剛需。
