仲量聯行:去年亞太地產投資增長26% 重返疫情前水平

仲量聯行表示,2021年亞太區商業地產市場共吸引1,770億美元的直接投資,資本調配量回復到2019年的水平,受惠於澳洲與中國投資活動激增,以及日本持續復甦,2021年全年投資額按年上升26%。 仲量聯行亞太區資本市場部行政總裁Stuart Crow表示,隨著投資者去年投放更多的資金於基本工程,並透過分散投資於不同地區和不同類型的物業,以展現對地產業充滿長期信心,亞太區地產的復甦步伐得已鞏固。 他表示,雖然投資者對亞太區地產仍然投入不足,但有信心今年投資會增加,並注視大額交易和平台收購。 數據顯示,澳洲為亞太區中吸引最多投資的國家,去年的投資額急升至350億美元,按年升170%;物流平台交易於年內亦激增,投資交易額達到93億美元,創歷史新高,其中包括ESR(01821.HK)及GIC向黑石集團購入Milestone投資組合。另外,韓國國民年金公團對Melbourne Quarter Tower的重大交易,以及領展(00823.HK)收購悉尼三處商舖資產的50%權益等,均表現出寫字樓和商舖投資出現反彈。
