《周末樓市》新盤淡靜僅錄逾10宗成交 二手議價空間增交投回升
本港疫情升溫,發展商紛紛放慢推新盤步伐,剛過去周末(12日及13日)一手成交僅逾10宗,為兩年以來最淡靜周末,其中新地(00016.HK)旗下屯門「御海灣II」錄兩宗成交,信置(00083.HK)及會德豐等合作發展的西南九龍「維港匯II」則再沽出一伙。
二手方面,中原地產十大屋苑本周末錄得11宗成交,按周回升83.3%,零成交屋苑錄4個。中原地產亞太區副主席兼住宅部總裁陳永傑表示,近期因為疫情因素,令發展商延遲推盤計劃,部份購買力回流二手市場,剛性需求仍存在,市場不乏買家趁機出動尋覓筍盤,同時願意擴闊議價空間,市場上成交單位以1,000萬元以下上車盤為主,只要單位減價幅度吸引,亦能獲買家承接。
至於美聯物業周末十大藍籌屋苑合共錄得約13宗買賣成交,較上周末升30%,維持雙位數水平。至於按15大屋苑計算,則錄得約15宗成交,按周升約15.4%。美聯物業住宅部行政總裁(港澳)布少明表示,第五波疫情持續,短期市場氣氛難免受影響,但仍有不少準買家趁機會在「疫」市中物色筍盤,減價筍盤承接力強勁,尤其以新界區交投表現較突出,部分屋苑交投不跌反升。
而利嘉閣地產在過去的周末日十大指標屋苑累錄11宗二手成交個案,較上周末的7宗,增加4宗或約57%。香港置業十大二手指標藍籌屋苑於周末兩日則合共錄最少9宗成交,與上周末11宗比較,按周下跌約18%。
