世聯行(002285.SZ)2021年度預虧8.5億-12.5億元
格隆匯2月4日丨世聯行(002285.SZ)公佈，預計2021年度歸屬於上市公司股東的淨虧損8.5億元-12.5億元，上年同期為盈利11089.60萬元；扣除非經常性損益後的淨虧損11.5億元-15.5億元，上年同期為盈利2521.04萬元。業績變動原因如下：
1、公司業務聚焦“大交易”和“大資管”。面對房地產行業下行的風險，公司“大交易”業務迅速、主動調整經營策略，加大大灣區等經濟增長動力足、人口淨流入優勢市場的佈局，對經濟下行和人口淨流出市場進行調整重組，同時積極推進數字化案場服務，提升業務運營效率。報吿期“大交易”收入小幅下降，對利潤產生一定影響。2021年是大資管組織落地調整年，資產運營業務持續穩定增長，空間運營業務通過重組優化大幅減虧，大資管毛利實現正收益。
2、報吿期內公司因對部分房企應收項目計提減值準備，對業績產生重大影響。其中某大客户資金週轉困難，出現了商業承兑匯票逾期未兑付的情況。截至2021年12月31日，公司對該客户應收款項餘額約為12.66億元，其中應收賬款約8.11億元(含已逾期尚未兑付商業承兑匯票轉入應收賬款約3.11億元)，其他應收款約0.35億元，未到期商業承兑匯票約4.20億元。雖然公司一直與其積極協商尋求解決方案，但根據目前實際情況，公司管理層對該應收賬款的可回收性進行了分析評估，認為減值跡象明顯。同時對通過投資持有的1億元其他非流動金融資產計提資產減值準備。
隨着房地產行業波動，其他房企也出現融資困難、資金鍊緊張的情況，公司將面臨應收賬款、應收票據和其他應收款無法及時回收的風險。公司對此類有客觀證據表明已經發生了信用減值的應收款項合計約2.22億元，按單項計提壞賬準備並確認預期信用損失。
3、報吿期內按信貸資產風險管理規定，對全資子公司深圳市世聯小額貸款有限公司的貸款評估計提資產減值準備約5.42億元。自2019年末爆發新冠疫情後，公司積極響應和貫徹政府相關的政策精神，制定了一系列應對措施，對受疫情影響發生逾期行為給予寬容和關懷。因持續受全國新冠疫情和經濟形勢影響，2021年公司部分客户還款意願和還款能力出現明顯下降，公司貸款資產面臨無法回收的風險增大，公司計提的減值準備相應增加，並對符合條件確認無法收回的貸款資產進行了核銷處理。
4、報吿期內主要非經常性損益項目：公司轉讓中資產模式公寓業務，確認股權轉讓投資收益約2.25億元，其中因執行新租賃準則銜接調整確認收益約1.44億元；公司優化整合存量資產運營項目，租賃合同提前終止確認資產處置收益約0.8億元。
