太古地產(01972.HK)去年底止香港整體辦公樓租用率升至97%
太古A(00019.HK)、太古B(00087.HK)與太古地產(01972.HK)聯合公佈2021年12月底止第四季營運數據,香港整體辦公樓租用率達97%,按年上升1個百分點。
其中太古廣場租用率按年升3個百分點至98%,租金按年下降4%;太古坊整體租用率按年下跌2個百分點至97%,租金按年上調4%,最新租金介乎40中位至70低位。
本港零售物業中,太古廣場購物商場租用率按年持平,達96%;零售銷售額按年增長27.4%。太古城中心及東薈城名店倉租用率均達100%,零售銷售額分別增長8.8%及21.6%。
中國內地方面,太古匯辦公樓租用率持平,維持爲95%;頤堤港一座租用率按年大幅增長23個百分點至93%;而香港興業中心一座及二座出租率爲100%,較去年底上升3個百分點。
太古地產表示,太古坊二座預期將於今年內落成,而皇後大道東46-56號項目現時正進行上蓋工程,預期明年落成。發展項目EIGHT STAR STREET預期於今年內落成及交樓;黃竹坑站第四期物業發展項目預期2025年交樓;而柴灣內地段第178號項目已於去年底完成換地要約,預計2025年落成,2026年交樓。
