穆迪:流動性偏緊環境下 今年中國全國房地產銷售將下降

穆迪表示,2022年中國房地產開發商的全國合約銷售額將下降5%-10%,主要原因是在開發商融資渠道受限和購房者情緒疲軟的環境下銷售量下降和平均銷售價格持平。 穆迪助理副總裁/分析師陳晨表示,2021年全國合約銷售金額僅比上年增長5.3%,低於2020年10.8%和2019年10.3%的增速,原因是2021年下半年因信貸環境偏緊銷售量下降且平均售價增速下降。 開發商的債券融資渠道仍將面臨挑戰,這尤其將增加財務狀況較弱開發商的再融資風險。債務資本市場渠道趨弱導致1月份受評開發商發行規模減少,截至1月25日境內外債券的發行規模不高,分別爲13億美元和7億美元。這與2021年境內外債券市場月均25億美元和29億美元的發行規模形成鮮明對比。 2021年12月受評中國高收益開發商的亞洲流動性壓力子指標有所轉弱,從2021年10月的16.9%升至21.4%。受評開發商的再融資需求仍然很高,自2022年2月1日起的12個月內即將到期或可回售的境內外債券規模將分別爲308億美元和372億美元。
