瑞銀稱內地正考慮房地產「鬆綁」指引 料寬鬆幅度不會太大
瑞銀財富管理亞太區投資總監辦公室發表最新報告,指媒體報道中國住建部等多個部門正在起草適用全國的規定,使房地產開發商更容易獲得監管賬戶中的商品房預售資金,幫助開發商應付到期債務及支付供應商貨款,緩解行業目前嚴峻的資金流壓力,消息提振投資者情緒。
報告表示,預售資金留存比例過往主要由地方政府監管,但為免房地產業爆發大規模危機,中央政府或最快本月末前出台新規。恆大(03333.HK)出現債務問題後,多地收緊預售資金監管,以確保樓盤竣工、項目交付及理財產品兌付。
在向多家房企及銀行查詢後,瑞銀相信中央層面正考慮相關「鬆綁」指引,但由於交房仍是首要事項,因此寬鬆的幅度應不會太大。不過,部分房企或受益於這項指引,從而獲得更多與地方政府的協商空間。(ek/u)
