《本港樓市》長沙灣「映築」首輪即日沽清再加推68夥 二手成交較淡
剛過去週末(22日及23日)本港一手市場成交轉活躍,兩日錄得近190宗成交,大部分以今年頭炮新盤、恆地(00012.HK)與市建局合作的長沙灣「映築」爲主。項目過去週六(22日)首輪銷售,恆基負責的136夥即日沽清,總成交金額約10億元。 發展商昨日(23日)隨即加推68夥,實用面積由322至377平方尺,折實售價由658.98萬至811.01萬元,折實尺價介乎20,310至25,006元,折實平均實用尺價約22,670元,將於本週四(27日)次輪銷售。 另外,新地(00016.HK)屯門「御海灣II」週末售出9夥;嘉裏(00683.HK)及信置(00083.HK)與港鐵(00066.HK)合作的黃竹坑站港島南岸第2期「揚海」則售出21夥,套現逾5.8億元。 二手方面,中原地產十大屋苑本週末錄得9宗成交,較上週末減少1宗或10%,零成交屋苑增加至5個。成交集中於新界區,共6宗成交,九龍區錄得2宗,港島區錄得1宗。 美聯物業分行統計,剛過去的週末十大藍籌屋苑合共錄得約12宗買賣成交,按周升約9.1%,並連續3周保持雙位數。至於按15大屋苑計算,則錄得約17宗成交,按周升約21.4%。 至於利嘉閣週末日十大指標屋苑累錄9宗二手成交個案,較上週末的11宗,減少2宗或約18%,自上週後成交量重回單位數水平。而香港置業港、九及新界十大二手指標藍籌屋苑於週末兩日合共錄最少9宗成交,與上週末5宗比較上升近1倍。
