鋭科激光(300747.SZ)：擬向激光研究院和量子公司租賃廠房 以擴建產能
格隆匯1月14日丨鋭科激光(300747.SZ)公佈，根據公司發展規劃，公司預計未來幾年內的激光器生產將持續增長，而公司現位於武漢東湖新技術開發區的產業園生產及辦公面積已處於飽和狀態，無法滿足後續的發展需求，因此公司及子公司武漢睿芯特種光纖有限責任公司(“武漢睿芯”)計劃向武漢光谷航天三江激光產業技術研究院有限公司(“激光研究院”)和武漢光谷量子技術有限公司(“量子公司”)租賃廠房用於公司研發辦公、生產製造、售後維護等事項，以擴建產能，提高市場競爭力。
公司擬分別向激光研究院租賃3#廠房2-3樓區域和2#廠房1-2樓區域(面積11439.55㎡)、1#樓1樓/5樓/6樓區域(面積4002.49㎡)、1#樓16樓和3#廠房東2樓(面積2096.29㎡)、1#樓7樓/8樓(面積3380.64㎡)、3#樓1樓/2樓(面積1014.76㎡)，相應租賃期限分別為：2020年1月1日至2024年12月31日、2021年1月1日至2022年12月31日、2021年1月1日至2024年12月31日、2021年9月1日至2023年8月31日、2022年1月1日至2022年12月31日。2022年公司預計向激光研究院租賃廠房租金約1436.27萬元，支付此廠房使用物業、水電費約2062.22萬元。公司擬向量子公司租賃3#廠房1樓/2樓(面積355㎡)，租賃期限為2022年1月1日至2022年12月31日，2022年公司預計向量子公司租賃廠房租金約為61.77萬元(含物業費、水費)，支付此廠房電費約30萬元。
武漢睿芯擬向激光研究院租賃2#廠房1-2樓區域和4#氣源站(面積共5227.34㎡)、1#廠房15層(面積1690.32㎡)、1#廠房14層(面積1690.32㎡)，相應租賃期限分別為：2020年1月1日至2024年12月31日、2021年2月1日至2024年12月31日、2021年12月1日至2023年12月31日。2022年武漢睿芯向激光研究院租賃廠房租金約579.36萬元，用於支付廠房水電、物業費約660萬元。租賃期滿一年後按照周邊市場租金情況另行協商後續年度租金標準。
